Summary of recent activity and actions taken by the Planning and Zoning Board

Executive Summary: The Planning and Zoning Board (P&Z) advises the Town Council on land development issues such as land use plans, rezonings, certain types of site and subdivision plans, and amendments to the zoning regulations (Land Development Ordinance). The Board held 12 regular meetings in 2008 and has conducted seven between January and July of 2009.

Background: The P&Z consists of eight citizen volunteers from within the Town’s corporate limits and one from the ETJ.

The P&Z Board conducted public hearings, reviewed numerous development proposals, and made recommendations on the following items:

  • 26 Rezoning cases
  • 8 Planned Development District (PDD) Amendments
  • 9 Mixed Use Sketch Plans (MUSP)
  • 11 Comprehensive Plan Amendments (CPA)
  • 3 Rounds of Land Development Ordinance Amendments (LDO)
  • 6 Site/Subdivision Plans

Additionally, the board participated in several special work sessions to review a variety of planning and development topics in more depth, either for training purposes or in advance of making recommendations on them. Items covered included:

  • Comprehensive Plan Amendments & Rezoning Case Review;
  • Site, Subdivision, & Mixed Use Sketch Plan Review Basics
  • Comprehensive Transportation Plan Update
  • A Review of the Overall Land Use Plan and Area Plans Including Northwest, Southwest, Southeast, Town Center, and Alston Plans;
  • Conservation Residential Overlay District and Cluster Residential Development (LDO Amendments Rd 10B);
  • Special Task Force recommendations on clearing, grading, & tree preservation (LDO Amendments Round 11); and
  • Land Development Ordinance Amendments (Rounds 10, 11, and 12), including major items such as conservation overlay district, mixed use development, and tree preservation.
